Meet Chris and Niki
We are Chris and Niki James, the owners of Estate Sales by Rustic Salvage. With over 15 years of experience appraising antiques and collectibles, we bring that knowledge to researching and pricing the belongings in your estate sale.
We know there is more involved than putting prices on things. We take time to explain the process, answer your questions, and help you make a plan for the contents of the home.

Before you get started
Before your
estate sale.
Do I have enough for an estate sale?
That depends on the belongings available, the preparation involved, and your timing. You can start by emailing a few room photos and the property’s city. A free consultation helps us determine whether an estate sale is a suitable option.
Can I send photos before arranging a visit?
Yes. Email 3-5 clear room photos to rusticsalvage2020@gmail.com with the property’s city and your preferred timing. Include overall room views and any items you would like us to look at. These photos are for our private inquiry review and will not appear in our public sale galleries.
Should I clean, sort, or throw things away first?
Contact us before selling, donating, or discarding belongings you may want included in the sale. Everyday items can be worth considering alongside antiques and collectibles. Set aside personal documents and clearly identify anything your family wants to keep. We can discuss sorting and preparation during the consultation.
How far in advance should I contact you?
Contact us as early as you can, especially if a move or property closing sets your deadline. Preparation time depends on the contents, the work involved, and available sale dates. Share your preferred timing so we can discuss a realistic plan before agreeing on a sale date.
How much does it cost?
Our estate-sale fee is a commission—a percentage of the sale proceeds. We explain the rate and included services in your written agreement before you sign. Any separately arranged services, including cleanout or consignment, are discussed with you.
Can I start the process if I live out of town?
Yes. Start by phone or email with the property’s city, your preferred timing, and photos if available. Let us know you are out of town so we can discuss property access, communication, and what would be needed to arrange your consultation and sale.
Do you provide tables and displays?
Yes. We supply tables, shelving, and the display supplies needed to prepare your sale.
When and how will I receive the sale proceeds?
Your written agreement sets out the payment timing and method. We review those terms with you before you sign and provide a sale report showing what sold and the sale proceeds.
What happens to items that do not sell?
After the sale, we discuss your options for remaining belongings. Cleanout and consignment services are separate arrangements; they are not automatically included in the estate sale.

We serve the Miami Valley and beyond, including Dayton, Miamisburg, Greenville, and surrounding communities. Contact us with the property’s location to discuss your sale.
